Nate Berkus did a room Makeunder and it inspired me!&lt;br /&gt;&lt;br /&gt;Every home that goes on sale needs a makeunder. The l&lt;strong&gt;ess of you&lt;/strong&gt;, &lt;strong&gt;the quicker your home will sell&lt;/strong&gt;. &lt;strong&gt;The bigger and more spacious your home looks the higher it's perceived value. &lt;/strong&gt;&lt;/p&gt;

You want your homes' features to shine, you want buyers to say &lt;strong&gt;AH! &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The trouble is we tend to keep adding stuff to our homes and don't stop to edit.&lt;/strong&gt;&lt;br /&gt;I compare it to getting dressed. You've got a great look going but then you keep adding accessories to your outfit. A scarf or two. All of a sudden your great look gets lost. No one will be able to focus on that perfect necklace or pair of shoes because there's too much to look at.&lt;br /&gt;&lt;br /&gt;The best outfits are the ones with a simple color palette. A nice pair of jeans, a contrasting top and jacket and some great accent jewelry and shoes.&lt;br /&gt;&lt;br /&gt;Your home is no different. I&lt;strong&gt;t's an extension of who you are but it shouldn't be the catchall for everything you've ever wanted to bring home. &lt;/strong&gt;Layering is wonderful but you have to know when to stop before your look gets lost.&lt;br /&gt;&lt;br /&gt;Start with one room. Treat it like an extension of yourself. How would you dress it?&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;10 Easy Tips to &quot;Make Under&quot; Your Home&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1.&lt;/strong&gt; Keep in simple, Pick one or two main colors for your walls and floor. The fewer colors the more spacious your home will look.&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2.&lt;/strong&gt; Pick a third and fourth (if desired) accent color . Use these colors sparingly.&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3.&lt;/strong&gt; Keep your surfaces consistent.&amp;nbsp; Walls should be the same material if possible and painted or finished in the same color on all walls. Floors also. Keep flooring consistent throughout the house.&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.&lt;/strong&gt; Group your family photos on one wall and use similar frames and mats to keep a unified look. &lt;p&gt;&lt;strong&gt;6.&lt;/strong&gt; If a room has more than one use make sure there's a dedicated space for each use. Screens or dividers can help separate living from office or exercise space.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7.&lt;/strong&gt; Keep your window treatments clean and simple. Heavy window treatments that cut down on light can overpower a room. Invest in some light colored curtain panels instead hung on a simple pole. These look great over inexpensive 2&quot; blinds.&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8.&lt;/strong&gt; Remove area rugs on carpet.&amp;nbsp; Visually they cut up the floor space and make the room feel smaller.&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;9.&lt;/strong&gt; Edit your collections. Keep only pieces you love on display. Again grouping them will create impact and reduce visual busy-ness.&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10&lt;/strong&gt;. Keep it to 5. When in doubt, keep no more than 5 toys or 5 plants or 5 pillows or 5 frames or 5 lamps for example in a room at one time. If you want to add a new piece, take out an old one.&lt;/p&gt;

Washington has always been one of my favorite sight seeing places to visit.&amp;nbsp; One day I hope to take the train up the Mountain, but my 4 year old wanted nothing to do with that this time!&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Here are some of the events affecting&lt;strong&gt; mortgage rates&lt;/strong&gt; today:&lt;/p&gt;
&lt;p&gt;What Mortgage Backed Securities (MBS) Are Doing Today:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.38 this morning - the same as yesterday's close. &lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;At 9:30 AM, the 4.0% MBS coupon was trading at 102.72 - up 5/32 from its opening. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Remember, on mortgage backed securities (MBSs), as the price goes up, the yield comes down - and so do mortgage rates. I expect that &lt;strong&gt;mortgage rates will be up to 0.125 points better in price&lt;/strong&gt; this morning as compared to yesterday.&lt;/p&gt;
&lt;p&gt;Price Trend in Mortgage Backed Securities:&lt;/p&gt;

&lt;li&gt;&lt;a href=&quot;http://www.bls.gov/news.release/cpi.toc.htm&quot;&gt;Consumer Price Index (CPI)&lt;/a&gt; - as expected, the overall price index rose 0.3% in July - mostly because of rising energy costs. The core data, which excludes the more volatile food and energy prices, rose 0.1% as expected. This is one of the most important monthly reports that we see as it measures inflationary pressures at the consumer level of the economy. Year-over-year, inflation remains low at 1.3%. This report had &lt;strong&gt;no impact on the&lt;/strong&gt; &lt;strong&gt;mortgage market&lt;/strong&gt; or &lt;strong&gt;mortgage rates &lt;/strong&gt;this morning.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;&lt;a href=&quot;http://www.census.gov/retail/&quot;&gt;Retail Sales Report&lt;/a&gt; - Consumers are still spending. Retail sales rose 0.4% in July, slightly less than expected, and is mostly due to a rise in auto sales. When auto sales are excluded, retail sales rose 0.2%. When auto and gasoline sales are excluded, retail sales fell 0.1%. However, retail sales are still up 5.5% from this same time last year. The retail sales report measures consumer spending by tracking sales at retail establishments. This is one of the more important reports we see each month because consumer spending makes up two-thirds of the economy. The retail sales report had &lt;strong&gt;no impact on the&lt;/strong&gt; &lt;strong&gt;mortgage market&lt;/strong&gt; or &lt;strong&gt;mortgage rates &lt;/strong&gt;this morning.&lt;br /&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;University of Michigan's Index of Consumer Sentiment - came in with a reading this morning of 69.6, a little better than expected, but still down significantly from April's and May's readings. This index measures consumer willingness to spend and can usually have enough of an impact on the financial markets to change mortgage rates. This report indicates that consumers are not very likely to make many purchases. The consumer sentiment report &lt;strong&gt;did not have an impact on the&lt;/strong&gt; &lt;strong&gt;mortgage market&lt;/strong&gt; or &lt;strong&gt;mortgage rates&lt;/strong&gt; this morning.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Trend in Mortgage Rates&lt;/strong&gt;:&lt;/p&gt;

These low &lt;strong&gt;mortgage rates&lt;/strong&gt; may be with us for some time. Usually, mortgage rates go up during the summer months during the peak home buying season, then go down as the fall and winter seasons approach. But these are not &quot;normal times.&quot; It's possible that mortgage rates will continue to slowly fall. However, they could turn at any time - and will if future economic news shows that we're finally coming out of the recession.&lt;/p&gt;
&lt;p&gt;If you're thinking about refinancing your mortgage and if these low mortgage rates make sense to you, then take advantage of them while you can. &lt;p&gt;&lt;span&gt;&lt;a&gt;Week 1&lt;/a&gt; we focused on where to start with      &lt;strong&gt;blogging&lt;/strong&gt;.&amp;nbsp; I went over the &lt;strong&gt;&lt;em&gt;3 most popular places to  blog&lt;/em&gt;&lt;/strong&gt; and focused on &lt;strong&gt;&lt;span&gt;my favorite&lt;/span&gt; - ActiveRain&lt;/strong&gt;.&amp;nbsp;      &lt;strong&gt;ActiveRain&lt;/strong&gt; is a great place to blog for people in the real  estate industry because it is &lt;strong&gt;&lt;em&gt;simple, established and Google loves  them&lt;/em&gt;&lt;/strong&gt;.&amp;nbsp; I've been blogging on &lt;strong&gt;ActiveRain &lt;/strong&gt;since      &lt;strong&gt;&lt;em&gt;January 2007&lt;/em&gt;&lt;/strong&gt; and I can't say enough good about my  experiences here in the &lt;strong&gt;Rain&lt;/strong&gt;.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;Most people know that they can take control of their client from the first moment they speak, but &lt;strong&gt;there is one critical time when you must take control or they will fight you until the day the home closes&lt;/strong&gt; (if it ever does).&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;strong&gt;When is the exact moment to take control?&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;Until you take the following approach at your next listing appointment, you will continue to lose listings (or sales) that you should be getting.&lt;/p&gt;

&lt;p&gt;If you lose just 1 listing per month because you don't take the following advice, that could result in a lost of $50,000 or even $100,000 or more a year for you.&lt;/p&gt;

&lt;p&gt;1. After you enter the prospects house for a listing presentation you should find out which room they are most comfortable in and start the meeting there.&lt;/p&gt;

&lt;p&gt;2. Then you should ask them a set of pre-determined questions to get to know them better and qualify them.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;3. Right after that you must establish yourself as an authority and an expert that they can trust to represent them. If you succeed, you will be able to easily get more listings and close more sales.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;This moment is so important because if you move on to a tour of the home or into other details without establishing your control on the relationship, you will ultimately lose a ton of commissions.&lt;/p&gt;

      <title>Wallpaper Woes</title>

They remember the pains they went through to pick the perfect pattern that would go with all of their furniture and decorations. &amp;nbsp;&lt;br /&gt;&lt;br /&gt;&lt;span&gt;2. &amp;nbsp;They paid a LOT of money for that perfect wallpaper!&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span&gt;3. &amp;nbsp;It is too much of a pain to remove&lt;/span&gt;. &amp;nbsp;Removing wallpaper does require the application of chemicals or steaming the paper off of the walls. &amp;nbsp;And after the paper is removed, the walls underneath may need to be patched and touched up in order to restore a smooth finish.&lt;br /&gt; &lt;br /&gt; However, kind seller, please remember that &lt;span&gt;wallpaper is an extremely personal choice&lt;/span&gt;. &amp;nbsp;This fact is demonstrated by the myriad of selections whenever you go into a home decor store.
