Testimonials are an important part of business. This week I've shared an easy way to get them in my post HOT TIP For The Week To Improve Your Business - post closing surveys. I sent out a batch this week and noticed one of my sellers unsubscribed to it so I immediately sent them an email to make sure it wasn't because they were unhappy with our services. HOT TIP For The Week To Improve Your Business

How has business been for you? Are you following up after each closing to get feedback and make sure you did a great job and if not, that you can learn and do better next time? You should be!

I am taking some real estate coaching and one thing that I've heard before, but never started doing was post closing surveys. Literally took me 10 minutes to create one for free on www.SurveyMonkey.com and then send it out to all of my recently closed sellers. It's 10 questions that could make you do a much better job in the future, provide you with testimonials for your website and give you more ammo to bring on your listing appointments. If you do a great job, what better way to get proof of that than in black and white writing that you can use on your marketing materials?

If any of you are currently doing post closing surveys, what site are you using for them and how do you like it? What kind of questions do you put on your survey? Here's a sample of mine:

Would you feel comfortable referring me to a friend or family member?
What would you rate our services? (1-10 or give multiple choice answers like poor, good, excellent)
Could you please provide me with a short testimonial that we could put on our website?

Try it out and see how it works for you. Once it's setup the first time, it will be much easier to send out to future closed clients. Good luck!

Is Your Home Overdressed? Maybe it needs a "Make Under"

Happened to be home when Oprah was on this afternoon. The topic was Makeunders. Women who needed less not more. But this also applies to homes. Nate Berkus did a room Makeunder and it inspired me!

Every home that goes on sale needs a makeunder. The less of you, the quicker your home will sell. The bigger and more spacious your home looks the higher it's perceived value.

This means it's really important to edit your stuff so what's really important greets you (and your buyers) when you walk in the door. You want your homes' features to shine, you want buyers to say AH!

The trouble is we tend to keep adding stuff to our homes and don't stop to edit.
I compare it to getting dressed. You've got a great look going but then you keep adding accessories to your outfit. A scarf or two. All of a sudden your great look gets lost. No one will be able to focus on that perfect necklace or pair of shoes because there's too much to look at.

The best outfits are the ones with a simple color palette. A nice pair of jeans, a contrasting top and jacket and some great accent jewelry and shoes.

Your home is no different. It's an extension of who you are but it shouldn't be the catchall for everything you've ever wanted to bring home. Layering is wonderful but you have to know when to stop before your look gets lost.

Start with one room. Treat it like an extension of yourself. How would you dress it?

10 Easy Tips to "Make Under" Your Home

1. Keep in simple, Pick one or two main colors for your walls and floor. The fewer colors the more spacious your home will look.

2. Pick a third and fourth (if desired) accent color . Use these colors sparingly.

3. Keep your surfaces consistent. Walls should be the same material if possible and painted or finished in the same color on all walls. Floors also. Keep flooring consistent throughout the house.

4. Group your family photos on one wall and use similar frames and mats to keep a unified look. Edit your photos first and keep only the ones you love.

5. Group your plants also. Your plants will thrive and it reduces watering time. Toss out any that are unhealthy or dying.

6. If a room has more than one use make sure there's a dedicated space for each use. Screens or dividers can help separate living from office or exercise space.

7. Keep your window treatments clean and simple. Heavy window treatments that cut down on light can overpower a room. Invest in some light colored curtain panels instead hung on a simple pole. These look great over inexpensive 2" blinds.

8. Remove area rugs on carpet. Visually they cut up the floor space and make the room feel smaller.

9. Edit your collections. Keep only pieces you love on display. Again grouping them will create impact and reduce visual busy-ness.

10. Keep it to 5. When in doubt, keep no more than 5 toys or 5 plants or 5 pillows or 5 frames or 5 lamps for example in a room at one time. If you want to add a new piece, take out an old one.

Speechless Sunday - View From Our Trip Up Mt. Washington

This photo was taken this past week at Mt. Washington in New Hampshire. We took a family trip to North Conway to take the kids to Story Land. Mt. Washington has always been one of my favorite sight seeing places to visit. One day I hope to take the train up the Mountain, but my 4 year old wanted nothing to do with that this time!

Calorie Counting - Does It Work?

CALORIE COUNTING - DOES IT WORK?

I have always been a reasonably fit person, even throughout 4 pregnancies, but I am finding I do not have as much time as I used to for working out each day. I still like to do some exercise on a regular basis, but I need something more. I'm used to eating anything I want, and I'm not a very healthy eater! Does calorie counting really work? I have a weight loss goal of losing 10 lbs. and toning up a bit. Last night I started a routine on my Biggest Loser Nintendo Wii game and it seems achievable in 8 weeks or less. Part of the routine does include healthy eating choices and I've downloaded 2 apps on my Droid phone to help me keep track of my calories each day. Not sure which I'll end up sticking with, but wanted to see which platform I'd like better. Both have the availability to go online on a computer or on the application on the phone to track food.

The first application I signed up for is called Calorie Counter - MyFitnessPal. I liked this free application because it is clean and fresh looking. Very easy to see what calories you've eaten so far and what you have left for the day. It lacks the bar code scanner, but I haven't figured out how much I'd be using the scanner yet so I still want to track this one for a few days. Right away this app asks you to setup an account that you can use online.

The second application I signed up for is called Calorie Counter by FatSecret. This app has the bar code scanner which I used on my Honey Bunches of Oats Cereal this morning and it was very simple to do. It scanned it in, added it as my breakfast and added the calories from it. If you want to use this app online on your computer, you will have to manually sign-up for it from your phone. Not hard to do, but not automatic like the first app I downloaded.

I will keep you updated on what app works best for my goals and maybe it can help you, too. What do you do to lose weight and stay fit?

Mortgage Rate Forecast for August 13, 2010 - Improving, or...?

Mortgage Rate Forecast for August 13, 2010 - Improving, or...?

Here are some of the events affecting mortgage rates today:

What Mortgage Backed Securities (MBS) Are Doing Today:

The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.38 this morning - the same as yesterday's close.

At 9:30 AM, the 4.0% MBS coupon was trading at 102.72 - up 5/32 from its opening.

Remember, on mortgage backed securities (MBSs), as the price goes up, the yield comes down - and so do mortgage rates. I expect that mortgage rates will be up to 0.125 points better in price this morning as compared to yesterday.

The chart below shows the price trend of the FNMA 30-Year 4.0% coupon over the past 30 days from 7-14-2010 to 8-13-2010:

Economic Reports, News, and Events Affecting Mortgage Rates Today:

Consumer Price Index (CPI) - as expected, the overall price index rose 0.3% in July - mostly because of rising energy costs. The core data, which excludes the more volatile food and energy prices, rose 0.1% as expected. This is one of the most important monthly reports that we see as it measures inflationary pressures at the consumer level of the economy. Year-over-year, inflation remains low at 1.3%. This report had no impact on the mortgage market or mortgage rates this morning.

Retail Sales Report - Consumers are still spending. Retail sales rose 0.4% in July, slightly less than expected, and is mostly due to a rise in auto sales. When auto sales are excluded, retail sales rose 0.2%. When auto and gasoline sales are excluded, retail sales fell 0.1%. However, retail sales are still up 5.5% from this same time last year. The retail sales report measures consumer spending by tracking sales at retail establishments. This is one of the more important reports we see each month because consumer spending makes up two-thirds of the economy. The retail sales report had no impact on the mortgage market or mortgage rates this morning.

University of Michigan's Index of Consumer Sentiment - came in with a reading this morning of 69.6, a little better than expected, but still down significantly from April's and May's readings. This index measures consumer willingness to spend and can usually have enough of an impact on the financial markets to change mortgage rates. This report indicates that consumers are not very likely to make many purchases. The consumer sentiment report did not have an impact on the mortgage market or mortgage rates this morning.

Mortgage Rate Forecast:

Mortgage rates are at their historic lows. They haven't been this low since the early 1950s - and continue to go lower as the economic recovery slows. These low mortgage rates may be with us for some time. Usually, mortgage rates go up during the summer months during the peak home buying season, then go down as the fall and winter seasons approach. But these are not "normal times." It's possible that mortgage rates will continue to slowly fall. However, they could turn at any time - and will if future economic news shows that we're finally coming out of the recession.

If you're thinking about refinancing your mortgage and if these low mortgage rates make sense to you, then take advantage of them while you can. If you're happy with the mortgage rate being offered to you today and if you don't want to risk mortgage rates moving higher, then you should apply and lock in now. It's better to have locked when you should have floated than it is to float when you should have locked.

Then, you choose from 4 multiple choice answers. Now after you have read the question (5 times) and wrote things down (doesn't help), the correct answer going through you mind is F. SHOOT ME.....

Week 1: Blogging For Business in Worcester

Week 1 of our Blogging For Business Networking Class was a success! We had a great turnout of interested bloggers and newbies looking to learn more. We had people from several other industries.

Week 1 we focused on where to start with blogging. I went over the 3 most popular places to blog and focused on my favorite - ActiveRain. ActiveRain is a great place to blog for people in the real estate industry because it is simple, established and Google loves them. I've been blogging on ActiveRain since January 2007 and I can't say enough good about my experiences here in the Rain.

Yesterday we went over the basic necessities for any blog:

Catchy Title - Something that best describes what you're blogging about
Content - Good content with key words and phrases spread throughout
Tags - Keywords or search phrases that will help your blog be found by people searching on Google
Links - You want to have links that will bring readers to your website or Facebook fan page so they can engage with you further

We also talked about what to put into your ActiveRain Profile:

Detailed biography with your work experience
All Contact Info - Email, Websites, Phone, Office Address, Twitter and Facebook pages
Links and/or pictures of your listings or sold properties
Specialties & Designations
Client Testimonials

The Exact Time to Take Control of Your Real Estate Client

I'm sure you can imagine two types of clients. One type fights your advice, one type accepts it all the time.

Most people know that they can take control of their client from the first moment they speak, but there is one critical time when you must take control or they will fight you until the day the home closes (if it ever does).

When is the exact moment to take control?

Until you take the following approach at your next listing appointment, you will continue to lose listings (or sales) that you should be getting.

If you lose just 1 listing per month because you don't take the following advice, that could result in a lost of $50,000 or even $100,000 or more a year for you.

1. After you enter the prospects house for a listing presentation you should find out which room they are most comfortable in and start the meeting there.

2. Then you should ask them a set of pre-determined questions to get to know them better and qualify them.

3. Right after that you must establish yourself as an authority and an expert that they can trust to represent them. If you succeed, you will be able to easily get more listings and close more sales.

This moment is so important because if you move on to a tour of the home or into other details without establishing your control on the relationship, you will ultimately lose a ton of commissions.

Now, most people ask me what exactly they should say to take control at this moment and I have the absolute best script that is guaranteed to work 99% of the time.

Wallpaper Woes

Whenever I am working with a home seller, and the home has a lot of wallpaper, I usually recommend that they remove it prior to the first day that it is listed. When I bring this up, I am usually greeted with a great deal of resistance. Here are a few reasons that I have heard for not removing wallpaper:

1. The wallpaper has a story behind it...it brings back happy memories for the sellers. They remember the pains they went through to pick the perfect pattern that would go with all of their furniture and decorations.

2. They paid a LOT of money for that perfect wallpaper!

3. It is too much of a pain to remove. Removing wallpaper does require the application of chemicals or steaming the paper off of the walls. And after the paper is removed, the walls underneath may need to be patched and touched up in order to restore a smooth finish.

However, kind seller, please remember that wallpaper is an extremely personal choice. This fact is demonstrated by the myriad of selections whenever you go into a home decor store. There are thousands and thousands of choices out there to match the unique tastes and preferences of the homeowner.

So my question is this: Do you want to limit your buyer pool to that one buyer who loves the wallpaper as much as you do? Of course you don't. When you put your house on the market, you must market to the broadest audience possible. I am not trying to be difficult, I just want what you want: To SELL your house.
