Today we are experiencing one of the best buyer's markets of all time. What can sellers do to avoid failing at selling their homes the first time around? Putting a home on MLS and maybe sending an ad or two to the newspapers is just not going to get the job done. Make sure you do your research before hiring the right REALTOR for the job. Here is a list of simple, but important things to look for when shopping:

Internet Presence -Does the REALTOR® you are interviewing have a strong Internet presence? If they don't even have a website, you better keep shopping! Do some searching for homes for sale in your town to see what real estate professional's websites are coming up. I did a Google search for Sturbridge, Charlton & Brookfield where I primarily work and was very happy to see my websites coming up multiple times on page 1 of Google as well as being in the top 3 spots where most consumers will click. -
Marketing Plan -Make sure the person you are looking to hire has an outlined marketing plan that they will implement and stick by. Request updates on marketing so you can make sure they are following through with what they've promised. Don't settle for just MLS marketing.

Networks -Question your REALTOR® about what kind of networks they belong to. If they are from a small independent company, networks are even more important because they don't have as many people to help them promote your listing to as the larger companies. They need to focus on keeping good relationships with other agents and people in the community so they can do a good job marketing your property. Great networking groups can include the BNI, Chamber of Commerce, ToastMasters, REALTOR® Board Committees, etc.

Set Expectations Upfront -Make sure to discuss with your potential REALTOR® what your expectations are upfront. Let them know your concerns or past experiences that may not have gone well.

Communication -Choose someone that you feel comfortable communicating with. Communication works both ways so feel free to call or email your REALTOR® for updates. Make sure you answer any questions your agent may have from buyers after showings right away to avoid losing a possible sale.
