Hey You! Do You List...or List to Last?

 HEY YOU!  DO YOU LIST...OR LIST TO LAST?

Do you know the difference or which one you are?  There are listers in this business and then their are those that list to last!  The latter is what you should be aiming for, and if you do, you can't go wrong.  Even on a listing that may be impossible to sell in your eyes, if you're listing to last, you can make it work.  As the old saying goes - "you have to list to last" in real estate, but that's only if you work it right.  Let's take a look at the major differences between the two:

You're a lister when....

  • You Take Listings That are Obviously Way Over-Priced
  • You Don't Call for Showing Feedback For Your Sellers
  • You Never Show Your Own Listings
  • You Lose the Keys to the House
  • You Don't Update Your Listing Sheet
  • You Use Bad Photos That Looked Like You Took Them With Your Cell Phone Camera
  • You Don't Return Phone Call and Email Inquiries About Your Listing

You're listing to last when....

  • You Promptly Respond to Each Inquiry
  • You Make Yourself Available to Show & Sell Your Listings
  • You Convert Buyers That Don't Like Your Listing Into Your Clients and Close Them on Another House
  • You Get Feedback From Your Showings and Use That Feedback in Your Marketing and Pricing Strategy with Your Sellers
  • You Host Open Houses For Each New Listing and Each Price Change to Help Sell That Home and Find New Buyers or Sellers to Work With
  • You Peak the Interest of Possible Neighbors Thinking of Selling
  • You Keep Your Listing Fresh and Market Them with the Most Up-To-Date Tools Available

If you are listing to last, this means you are using your listings as you would a work horse.  Make those listings rake you in more business and keep the cycle going.  Each listing should be equivalent to 2-3 other possible real estate transactions such as referral business, motivated buyer leads and new listing leads.  Make sure you are following up on everything, answering your phone, checking your email and marketing your business with your listings.  There is no better lead source on the market than a new listing. You better work it!
