I'M ADDICTED TO BEING SOCI@L!

This past week I've read and re-read the e-book Soci@l written by Ben Kinney in conjunction with ActiveRain and Jay Papasan.  I'm addicted!!! It was really hard to pick out my favorite chapter because I truly enjoyed them all.  This is a must read for anyone in real estate that's looking to enhance their business in the social media scene.

Once I started reading Soci@l, I couldn't put it down!  I had a notebook handy and took pages of notes with ideas of things I learned from reading.  I couldn't wait to get to the end and start implementing this stuff!

The chapter that I found the most useful would have to be the chapter Farming Social Networks.  From this chapter I took many wonderful tips and ideas on how to go about working my social networks.  I'm on my way to starting a new Twitter account that focuses on a specific geographic area rather than following everyone under the sun that most likely will have no effect on my real estate career.  I have set up an account on Geochirp where I can see local Tweeps within a predetermined mile radius around my location so I can follow and connect with them.

Another valuable tip I learned was to set up neighborhood fan pages to help establish a reputation as the expert of those areas.  Did you know that you can use the search box on Facebook to actually search key terms that may indicate your friends posting about moving, selling or looking to buy a new home?  I didn't, but I do now after reading Soci@l!

If you can afford the time to blog, Facebook or Tweet, you need to read Soci@l!  You will be very glad you did and it will be something you will refer back to often.

Some of the other great ideas I got:

  • Use Facebook Ads to get more exposure (there are specific tips of how to set them up to attract the most people for your niche)
  • Create Neighborhood specific blogs
  • Create videos of local neighborhoods for your website & blog
  • Make sure to find ways to ask your fan base and friends who they know that is looking to buy or sell real estate
